The Sales & Leasing Manager is responsible for overseeing all aspects of sales and leasing department, developing plans to identify new clients and negotiate with prospective tenants to maximize income in line with the business plan.
Internal: General Manager, Mirage Head of Departments, Head Office, all subsidiary Managers and staff
External: Clients, Suppliers, and third party contractors
Duties and Responsibilities
Responsible for assigning sales & leasing staff to appropriate territories.
Supervise a team of sales & leasing consultants to always ensure maximum occupancy of rental units and high renewal rate.
Oversee the processing and approval of client applications and lease documents, as well as elaborate the terms of lease, rental rate and period of payment to tenants.
Organize meetings during which challenges are discussed to identify solutions necessary for achieving set occupancy targets.
Monitor leads data and maintain a strong closing ratio.
Set and achieve sales goals each quarter and motivate the sales & leasing agents to follow all leads.
Conduct surveys of the property market to obtain information on competing sales and lease rates and other trends that affect occupancy and rent.
Supervise campaign activities for the publicity of available properties and vacant spaces.
Develop and implement policies necessary for improving profitability and efficiency of the leasing department.
Meet with landlords to boost leasing & sales relations.
Prepare & submit required reports
Oversee the marketing and advertising of vacancies on media/advert channels to attract potential clients.
Overseeing the hiring and on-the-job training of leasing recruits on effective closing techniques, market information, and legislative changes.
Encourage prospective tenants to lease from MIPC by positioning MIPC property and its units in a favorable light and offering the best possible customer service.
Maintain an active international portfolio of off market, commercial and residential units, including up to date knowledge of legal requirements for such transactions.
Any other duties / responsibilities as assigned time to time based on business requirements.
